1. Design Plans and Fee Proposal

  • Turnaround Time: 2-3 business days (Same day turnaround available upon request).
  • Action: Submit design plans for a fee proposal.
  • 2. Engagement of Building Certifier

  • Setup Time: Same day setup.
  • Action: Sign the fee proposal to engage the building certifier.
  • 3. Assessment and Application Lodgement

  • Process Time: 5-10 business days (Urgent assessments can be requested).
  • Action: Certifier completes the assessment, lodges the application if applicable, and sends a request for additional information if required.
  • 4. Submission of Outstanding Information

  • Action: Owner/applicant provides outstanding information.
  • Note: Council/Authority applications are processed within their legislated timeframes.
  • 5. Issuance of Building Approval

  • Issuance Time: 1-2 days after receiving all outstanding information.
  • Action: Building approval is issued.
  • Action: LCG lodges the building approval package to council for archiving.
  • 6. Commencement of Building Work

  • Action: Building work commences; engineer inspects structural stages.
  • Support: Certifier provides advice where needed, with a commitment to same-day responses on compliance queries.
  • Note: Timeframes vary depending on the complexity of queries.
  • 7. Final Inspection by Building Certifier

  • Inspection Timeframe: 1-3 days.
  • Action: Builder advises the certifier that works are complete, and the certifier conducts a final inspection.
  • 8. Review of Construction Certificates

  • Action: Certifier provides a list of outstanding construction certificates to the builder. Once the builder returns the construction certificates, the builder checks them for compliance.
  • Timeframe: 5-10 business days.
  • 9. Issuance of Form 21 / Form 11 – Final Certificate

  • Issuance Time: 1-2 days after receiving all outstanding construction certificates.
  • Action: Form 21 / Form 11 – Final Certificate is issued once all compliance requirements are met.
  • Action: LCG lodges the final certificate and all supporting documents to council for archiving.
